Homeowners Meeting for 2009
The meeting was called to order at 7:00 pm by President,
Guy Wettstein. Location of the meeting was at Jon and Cheryl
Holman’s house.
Board Members present included: Guy Wettstein, Ted
Bottemiller, Brenda Wilson, Cheryl Holman, John Eichenberger
and Ed Russo.
Hazelwood Homeowners present included: Phil Milton,
Judy Eberle, Darlene Morris, Mary Eichenberger, John Killelea,
Jo Russo, Barbara Harms, David Harms, Barb Solheim, Danton
Wagner, Jon Holman, Bob Muller and Kathy Johnson.
Treasurers Report:
The treasurers report was provided by Brenda Wilson. As of
1/06/09, our net income is $1,350.92, bank balance is
$1,572.98 and savings balance is $16,555.89. There was
$3,000.00 transferred from checking to savings at the end of
the year resulting in the balance. Savings brought interest
and also advertising brought income. Utilities are going up,
however we cancelled garbage service for the pool during the
winter months.
We had pool repairs, tennis net repairs, insurance claims
and new holiday front entrance lights for additional expenses.
Landscaping expenses are the same and very reasonable,
provided by John Hyde. Ted talked to him last year about
keeping up the front entrance better, since we feel that is a
priority.
Architectural Review:
Guy started discussion on choosing a new roofing material.
The last year’s proposal for a new specific brand of roofing
material was voted down. There was much discussion on this
topic. We are now looking at “alternate” roofing materials
such as architectural composite, tile, shake and “shake
looking” plastic roofing. Bottom line is that we want it to
look like shake. It needs to look natural with shades of bark,
brown or black. There is a volunteer committee researching our
options. We will have the guidelines by spring. CC&R’S state
that the board can approve the guidelines. Before a homeowner
can replace their roof they are required to have three
neighbors sign off on roofing material, and then submit to the
board for approval.
Pool and Landscape:
Ted Bottemiller started discussion on the need for the pool
fence to be re-painted. He suggested that we have a “Pool
Fence Painting Party” which would be fun and cost effective.
We need to blast the fence before the party. We agreed that
painting it the same color would be easier to maintain and
re-paint. Also brush painting would be best. The ideal
situation will be that sections of fence will be assigned to
each family involved. That way it will be fun and quick!
Ted reported that the surface of the pool is in good shape
and should last approximately 10 years. He got a letter from
the State about the surface of the drains, for safety reasons.
The tennis court needs to be power washed this spring.
Guy reminded us that there is no dumping of dirt or yard
debris in the greenspace, but also suggested that we might be
able to check with John Hyde ( landscaper )about where dirt
could be placed in low spots and holes.
Danton Wagner expressed concern about the blackberries and
ivy taking over the perimeter of the green space. He suggested
renting “the goats” for a while to take care of the big stuff.
Then when it is low to the ground we can put a safe weed
killer. He is now the “ditch clearing project manager”. He
will get a bid for the goats and the board will review.
Another tree is down. It is in back of the tennis court. We
will be addressing this asap.
John Killelea suggested “lifting” the landscape around the
tennis court by adding greenery, rocks, etc. He has some
volunteers to help and will talk with John Hyde about
possibilities.
Front entrance signage of our neighborhood is an issue, due
to it falling apart. Ted has researched some options already.
John Killelea volunteered to help with getting estimates, etc.
Do we need to assess homeowners $75 - $100 for one year for a
real nice sign?
Social Committee:
Our current social committee experts are Stephanie
Wettstein and Mary Killelea. We all agreed they do a super job
and we appreciate all the effort they put out for our events.
They are willing to let others do this task and/or have
lots of volunteers to help plan these very fun events. We had
some volunteers that attended the meeting: Kathy Johnson,
Darlene Morris and Barbara Harms ( she also enlisted Lisa
Carmen ). Ted will send an email out for more volunteers. We
also agreed that the $1200.00 for the social committee has
been a very well spent expense and that our activities
contribute to why Hazelwood is such a great neighborhood to
live in.
CC&R’S:
We will be sending out a memo to remind that CC&R’S will be
enforced. RV’s, trailers and boats being left out past
regulation times is an issue, for example. There will be
warnings sent out. Fine structures were discussed and will be
set up soon.
Website:
We talked about how informative our website can be.
Homeowners can use it for advertising to sell their “stuff”.
We have Neighbor of the Month. Neighborhood events, etc
New Business:
We have had a few car break-ins in our neighborhood in the
last couple months.
Ted talked to the police. He was told that if you see any
suspicious people in our neighborhood or at the entrance, then
call 911. If aggressive solicitors come to your door, then
call non-emergency 911.
Barbara Harms wanted to know if there were people
interested in renting a Boom for a couple of days in December
to put up Christmas lights. The cost could be shared by all
who participate. If anyone is interested, she is!

The meeting was adjourned at 8:15 pm.

* After the annual meeting, the votes were re-counted due
to being so close. There was a tie between Darlene and Judy..
Since there are no stipulations in our by-laws concerning this matter, the board
met and decided that they would give an opportunity to a
neighbor who has not served before on the board. |
